Airbnb and holiday home cleaning across Auckland

A turnover is a deadline, not a clean. Guests check out at ten and the next lot arrive at three, and everything in between has to be finished, restocked and photographed. Tidy Kiwi runs that changeover so hosts can stop driving across the city with a basket of linen.

What happens between guests

Every turnover is a full clean plus a reset. The clean is the part guests notice in the bathroom and kitchen: shower and screen, toilet, basin, benches, sink, appliance fronts, inside the microwave, the fridge emptied of whatever was left behind, floors vacuumed and mopped.

The reset is the part that earns the review. Beds stripped and remade with fresh linen, towels replaced and folded the way your listing photos show them, cushions and throws put back, remotes and chargers returned to where the house manual says they live, dishwasher emptied, rubbish and recycling out, and the whole place aired.

Consumables get restocked from the stock you hold on site: toilet paper, hand soap, dish liquid, dishwasher tablets, rubbish bags, tea, coffee, sugar. We tell you when a line is running low rather than waiting for a guest to be the one who finds out.

Working to the checkout window

Turnovers live or die on timing. We book to your checkout and check-in times and treat that window as the job, which is what makes back-to-back bookings possible without you holding a night empty as insurance. Same-day changeovers are the norm rather than a special request.

Auckland demand comes in waves: summer over the holidays, long weekends, and whatever is on at the stadium or in the conference calendar. Those are the weeks where a cleaner who can’t make Saturday costs you a booking. We work Monday to Saturday, 7am to 6pm, and coordinate with your calendar so back-to-backs are covered.

The photo report, and why hosts want one

Remote hosting means never seeing the property between guests. When we finish we send a photo set of the reset rooms, so you can see the beds made and the bathroom finished without driving over. It also gives you a dated record of the property’s condition at handover, which is worth having if a guest later reports damage that was already there.

If we find something — a broken glass, a stained sheet, a scuff on the wall, a light out, an appliance not working — you hear about it that day with a photo, not at the end of the month. Hosts fix far more issues before a guest arrives when they’re told while the property is still empty.

Our cleaners are police-vetted and Tidy Kiwi is fully insured, which matters when someone is holding the key to a property you might never be at. We’re locally owned and based in Sandringham, so an urgent call about a turnover is answered by someone in the same city.

Linen, laundry and stock

Most hosts run two or three sets of linen per bed so a changeover never waits on a washing machine. We strip, remake with a fresh set, and leave the used linen bagged for your laundry service or run a load on site if that’s how your property is set up.

Anything past its life — a towel gone grey, a sheet with a stain that won’t shift, a pillow that has flattened — gets flagged rather than quietly put back on the bed. Linen is the single most common thing guests mention in a cleanliness review, and it’s the easiest to stay ahead of.

Auckland’s damp season is worth planning for too. Properties that sit empty for a week between winter bookings get musty, and guests notice the smell before they notice anything else. On those turnovers we open the place up, run the ventilation or dehumidifier if there is one, and check the usual spots — window reveals, shower silicone, the back of a wardrobe — before mould gets a start.

The turnover checklist

  • Beds stripped, linen changed and beds made to listing standard

  • Kitchen benches, sink, splashback and appliance fronts cleaned

  • Fridge emptied of leftovers and wiped inside

  • Consumables restocked and low stock reported

  • Rubbish and recycling removed and bins re-lined

  • All floors vacuumed and hard floors mopped

  • Furniture, cushions and house manual reset to their set positions

  • Property aired, heating or ventilation set for the next arrival

  • Photo report of the finished rooms sent to the host

Can you turn the property over between a 10am checkout and a 3pm check-in?
That’s the standard booking. We schedule around your checkout and check-in times so back-to-back stays work, and we’ll tell you honestly if a property is too large for the window rather than starting a job we can’t finish in it.
Do you handle the linen?
We strip and remake with the sets you keep on site, and leave the used linen bagged for your laundry service. If the property has its own machine and the window allows, we can run a load. Worn or stained linen gets flagged with a photo.
What do you do if a guest has left damage?
You get a photo and a message the same day, while the property is still empty and there is time to act. We don’t move or dispose of anything that looks like it might be part of a claim.
Do you restock the supplies as well?
Yes, from the stock held at the property, and we let you know when a line is getting low. Some hosts keep a locked cupboard for it; others have us tell them what to order.
