End of tenancy cleaning in Auckland, ready for the final inspection
The final inspection is a different test from a normal clean. Someone walks the property with a checklist, opens the oven, runs a finger along the top of a door and looks behind the toilet. We clean for that inspection, not for how the place looks from the hallway.

What a move-out clean involves
This is the longest job we do in a home, and almost all of the extra time goes into places a weekly clean never touches. Inside the oven, including the racks, trays and door glass. Inside the rangehood filter. Inside and behind the fridge cavity. Cupboards and drawers emptied out and wiped through, top and bottom, including the runners.
Then the shell of the house: walls spot-cleaned for scuffs and marks, skirting boards and door frames washed rather than dusted, window sills and tracks cleaned out, interior glass done both sides where it can be reached safely, light switches and power points wiped, and every wardrobe interior, shelf and rail cleaned. Bathrooms get descaled properly — shower glass, tapware, tile grout, the toilet inside and behind, and any mould on silicone treated rather than sprayed over.
Carpet steam cleaning is an add-on rather than a bundled extra, because not every property needs it and we won’t charge for something you don’t. Where it is required we book it to run after the clean so nothing gets walked back through damp carpet.
The standard the inspection actually applies
Under the Residential Tenancies Act a tenant has to leave a property reasonably clean and tidy, and can’t be charged for fair wear and tear. That’s a real standard but not an infinitely strict one: the marks a tenancy leaves in the paint over three years are wear, while the grease baked onto the oven door is not. Most bond disputes we hear about come from the second category, and they’re all avoidable.
Property managers work from their own checklists, and the items that come back again and again are consistent: oven, rangehood filter, inside cupboards, window tracks, mould in wet areas, and the state of the carpets. Those are exactly the places we spend the time, because a re-clean and a delayed bond refund cost far more than doing them right the first time.
Auckland’s climate adds one item that catches a lot of tenants out. Mould on window reveals, in the silicone around a shower and in the corners of a poorly ventilated bathroom builds up over a wet winter, and it reads as neglect at a final inspection even in a house that has been kept tidy. It comes off with the right treatment and time, which is exactly what a rushed clean on moving day doesn’t have.
If your tenancy agreement or your property manager has asked for something specific, send it to us before the booking. We’ll work to their list rather than ours, and note anything we can see that cleaning genuinely can’t fix — a damaged benchtop, a stained ceiling from a past leak — so it isn’t mistaken for a missed task on the day.
Booking around the handover
Move-out weeks are tight. The truck runs late, the keys are due at the property manager’s office by a set time, and the inspection is usually already in the diary. We book end-of-tenancy cleans to fit that deadline, ideally once the property is empty, because cleaning around stacked boxes means cleaning twice.
Landlords and property managers book us the other way round: after the tenant has gone and before the next viewing, so the property photographs well and is genuinely ready for the new tenancy. We work Monday to Saturday, 7am to 6pm, and can take keys from an office or a lockbox so nobody has to meet us on site.

Questions about end of tenancy cleaning
- Will this clean get my bond back?
- Cleaning is the part of the bond we can control, and we clean to the standard a final inspection applies. What we can’t undo is damage or wear that was there before — a chipped benchtop or a hole in a wall isn’t a cleaning issue. If the inspection flags something we cleaned, we return and redo it.
- Should the property be empty before you clean?
- Yes, ideally. Cleaning around furniture and boxes means the floors, wardrobe interiors and cupboards get done twice and never quite properly. If the timing is impossible, tell us what will still be on site and we’ll plan the order around it.
- Do I need the carpets steam cleaned as well?
- Check your tenancy agreement. Many Auckland agreements ask for carpets to be cleaned at the end of a tenancy, particularly where pets have been in the property. We can run the extraction straight after the clean so the whole handover is one booking.
- Can you clean when I can’t be there to let you in?
- Yes. We regularly collect keys from a property manager’s office or use a lockbox, clean the empty property and return the keys. Landlords and managers book us that way as a matter of course between tenancies.
